BlackDesertOnline64.exe has stopped working

In the link on number 9 I have this error and I go into my properties and uncheck the "read only" attribute and after I close out of properties and open it again it actually checks the same box so basically reverses the step that I did. I did this multiple times and trust me I didn't forget to click apply/ok to save settings. Not sure where I went wrong. Anyone know any other solutions?
