Need help to setup BDO

Hey!

New here, im having troubles figuring how to setup and play this bdo private server... (first time playing one)
Do I need to download the Retail version of the game in order to play? Because I already tried that but it says the game is unavailable in my region.
I already downloaded the ZIP from this website, but when I click on the GamezBDO launcher it says "the application is terminating".
